Are you realtors who just want to list my house?


No. We're not realtors and we're not associated with any real estate agency. We don't want to list your house. We want to buy your house.  And we may be able to do so immediately! We buy houses from people just like you in neighborhoods just like yours.

What kind of houses do you buy?

We typically buy town homes, single family homes and condos located in Anne Arundel, Howard and Calvert counties, although we are not limited by geography or type of home.  And we buy homes in virtually any condition.

What if my house needs repairs?

We will buy your house “as is”. You don't need to invest any more of your valuable time and resources to make any more repairs!

What if I am behind on my payments or in foreclosure?

If you contact us now, we may be able to help you catch up your back payments and stop the foreclosure process dead in its tracks.  You should avoid foreclosure at all costs.  It can destroy your credit and cost you dearly.  To learn more about avoiding foreclosure, please click on our Avoid Foreclosure menu option.

How much time do you need before settlement?

Maryland Homebuyers has the resources available to purchase your home in cash.  Thus, we can settle in as little as 9 days from the date you contact us.  We can move fast—very fast—according to your timeline.

How do you determine the price you are willing to pay?

As previously mentioned, we are real estate investors.  As such, we are looking to make a profit on our investments. Typically, we buy homes at between 65-75% of the “fair market value” of the home AFTER it has been fully repaired and/or upgraded.  We take into consideration the condition of the property, comparable home sales in the area, the amount of repairs the home needs and the time requirements of the situation. The following scenario may help you to understand all the true costs involved in a more traditional home selling process.

Let's say a property is “worth” $100,000. The national average for percentage of self-determined “worth” offered is 92-95%. You may be fortunate enough to get an offer within 3-6 months. Add in another 30-45 days to close.  And if all goes well, you've made an additional 4-7 mortgage payments since putting the property on the market. Then add a typical 6-7% real estate commission, a standard 3% in closing costs, and the cost of any repairs needed to get the property in selling shape.  Now you should have a more realistic picture of the standard home selling process.

I already have a realtor. Is that a problem?

Not necessarily. But you will certainly find our purchase offer to be more attractive if a realtor is not involved. Our advice would be to go ahead and complete the Purchase Offer Request Form. And then call your realtor and ask what happens if you find your own buyer. Will all commissions be waived?  You should be able to negotiate a waived or significantly reduced fee.

What do you charge for your services?

As soon as we receive your Purchase Offer Request Form, we will review your information and get back to you right away, usually within 48 hours. However, if you don't hear back from us in a timely manner, please contact us to be sure we received your information.

If I request an offer, am I obligated to anything?
