contact Maryland Homebuyers by completing your Purchase Offer
Request Form or giving us a call.
We respond with a preliminary
offer. We
typically respond within 48 hours with a preliminary, non-binding
offer to purchase your home in an “as is” condition. This is
conveyed verbally and/or by e-mail.
You accept, reject or counter our
offer. You
consider our offer and either accept, reject, or counter our offer.
But assuming we reach a tentative agreement, we move onto the next
step.
On-site formal or informal
inspection. We
meet in person as we conduct a walk-through of your home, with or
without a licensed home inspector. Depending on the age and
condition of your home, we may or may not request a formal
inspection. But regardless of what an inspection may uncover,
Maryland Homebuyers will purchase your home in “as is” condition.
Purchase Agreement with deposit.
A
Purchase Agreement will be created by Maryland Homebuyers containing
all of the terms we have agreed upon. A check for a deposit (amount
to be determined) will be included along with the Purchase
Agreement. The Purchase Agreement will be signed by an authorized
representative of Maryland Homebuyers and must be signed and
returned by you within 72 hours.
Pre-settlement walk-through.
The purpose of the pre-settlement walk-through on the
day of settlement is not to verify repairs. This, of course, is not
an issue as the house is being purchased “as is”. Rather, the
purpose is to verify that 100% of your belongings have been removed
and that the house is in the same condition as it was at the time
the Purchase Agreement was submitted.
Settlement.
We will meet again at the closing table where we will
settle the sale of your home. Maryland Homebuyers has a relationship
with a local, reputable settlement company. We will bring a
certified bank check with the full amount of the purchase price,
less our deposit.
